We will begin with an analysis of the property and market to determine the marketing plan and the rental rate. I will advertise your property on social media as well as on site such as Zillow, realtor.com, trulia, and the MLS.
I will make recommendations for any improvements that will maximize your rental income potential as well as manage any repairs/maintenance as needed.
Applications will be processed to verify employment, rental history and income verification. We also conduct thorough screening to include background check, credit report and eviction history.
I will coordinate and handle all the paperwork associated with lease signing. I will be responsible for collecting monthly rent and making sure that all terms of the lease are being enforced.
Eviction services for non-payment of rent and/or lease violation, if required.
24/7 access to your owner documents and accounting reports through your own owner portal. Tenants will also have their own portal for easy online rental payments and maintenance requests. Owner disbursements made by the 10th of each month via Electronic Funds Transfer (EFT).
Full accounting services including monthly and annual financial accounting reports. Year end cash flow reports to give to your tax preparer including annual 1099 reporting.
Monthly drive-by inspection of property , move-out inspection and security deposit reconciliation when tenant vacates.
